Swapping an existing property for something newer, bigger or just different is a huge life milestone and can be fraught with upset and organisational hurdles, which is why it's so important to crate a comprehensive and easy to work through moving house checklist.

Convenience is king and necessity if the mother of invention, which is why, when everybody finally recognised what a chore moving home is, removal companies sprung up to make the entire process a whole lot simpler, but there are a host of things that can be done prior to the actual big move, to make everything run as smoothly as possible. The key considerations are listed below and should make for a fantastically easy and uneventful home moving day.

Grab the moving house boxes!

Moving house tips don't get much more common sense than 'be prepared', but in terms of knowing that the front door can be shut and the process can be started, it's key. The first port of call should absolutely be to accrue a large number of sturdy cardboard moving boxes that can be gradually filled and organised with a simplistic organisation method.

There are so many considerations, in terms of things to do when moving house, but not having enough removal boxes can be a totally avoidable stumbling block. All that's needed is some proper planning and an objective assessment of the number of belongings that need to be packed away, ahead of transit.

Assess the true cost of moving house.

Moving house stress is something that's hard to forget, once experienced, but is frequently something that isn't thought of as one of the 'true costs' of uprooting. There are many other factors to consider alongside it, however. Some are mental and physical tolls, while others have an actual cost implication. The main offenders are:

- Damage to belongings can be very expensive to rectify.

- Hiring a professional removals firm can seem very expensive but might save a lot more in terms of time and effort.

- The cost of hiring vans and vehicles, if a removals form is not the right choice, can soon rack up. As can the insurance costs, in the event of an unforeseen accident.

There are lots of ways to reduce the stress of a house move but properly assessing costs is key. On average, in the UK, it costs around £9,000 to move, including all fees and services.

Be methodical with the timescales.

It's easy to get caught up in unrealistic timescales, especially in terms of a house move, but proper planning and objective allocation of full days here and the odd hour there is essential. Packing up an entire property will take weeks, not hours and shipping every box to the new house will require at least a couple of days, unless a very large truck is being used.

When in doubt, ask professionals how long it should take to move a house, but a good rule of thumb is that from making an offer through to physically moving in, anyone can expect to need between eight and 22 weeks.

Take final meter readings.

In terms of having a moving house checklist, uk homeowners know that there are some really critical errors to avoid, but these need to balanced out against finicky last minute elements that must not be forgotten. Chief amongst these is taking final readings of any and all utility meters, in a bid to ensure that closing bills are not a penny more than they should be. Making this the final step before shutting the front door for the very last time is very advisable.

Let all relevant people and companies know of an address change.

It's not just friends and family that need to be informed of a change of address. Every utility supplier needs to be told where to send final bills, HR departments, at places of work, legally need to be informed and mail will have to be forwarded, so the Post Office should also be on the informed list.

Clean the house for the new owners.

This is not a necessity, but common courtesy dictates that leaving an old property in a clean and hygienic state is simple good manners. No new owners want to add the cost of a top-to-bottom property cleaning to the already large removals bill and it would be negligent, at best, to overlook this element.

Locate all spare keys and hand them over.

With boxes removed and surfaces cleaned, there's only one thing left to do: find every set of keys and leave them either with the new owners or an estate agents that is dealing with the sale. On average, there will be a set of keys per resident that is  aged 13 or over, with at least one spare set for the entire household to fall back on. There is a legal requirement to relinquish all keys once ownership of a house has been ended.

Make the new house special.

It might be a longwinded process but moving house really isn't such a bad thing. After a period of upheaval and upset comes the enjoyment and excitement of making a new property more personal and planning how to make a slew of memories that will last a lifetime. That's definitely worth putting up with the chore of moving a few boxes.
